The owner of the apartment is Kairos Investments Sp. z o.o. with its registered office in Gliwice, 44-141, Rolników 347.
The rental period for the apartment begins at 3:00 PM and ends at 11:00 AM.
If you wish to extend your stay beyond the period indicated on the day of arrival, please notify the apartment service in advance. Extensions will be considered as possible. The extension of the stay may be subject to an additional fee.
Check-in is possible upon completing the virtual check-in form, which is sent to the guest before the rental begins, based on a valid identity document (ID card, passport).
A rental agreement may only be concluded with an adult person.
The property owner reserves the right to refuse accommodation to a guest in the following cases: a) The guest does not complete the provided virtual check-in form. b) The guest is under the influence of alcohol or other intoxicating substances. c) The guest has not paid for the stay. d) The guest is a minor.
The tenant is entitled to use the apartment only for residential purposes, during the dates and hours stated in the reservation/registration form.
On the day of check-in, the guest should report any deficiencies or defects found in the apartment.
Failure to report comments and objections (in writing: SMS, email, etc.) regarding the technical condition of the apartment on the day of check-in means that the apartment and the equipment inside have been handed over in a satisfactory condition, with no objections or complaints from the guest.
The guest is fully responsible for any damage to the apartment or its equipment, as well as common property, including parts of the building, neighboring apartments, that are not the result of normal use, caused by the guest and those staying with them.
The guest is obliged to repair any damages caused to Kairos Investments or third parties, both in the apartment and in the common areas of the building, as well as in neighboring apartments, caused by themselves or those for whom they are responsible. The guest is required to inform Kairos Investments or an authorized person about any defects, damage, or losses caused by them or those for whom they are responsible.
The apartment service has the right, without the guest's permission, to enter the rented apartment if they observe threats to guest safety or property, in case of non-compliance with the apartment regulations, suspicion of behavior that could significantly damage the apartment, or other situations inconsistent with social norms. Kairos Investments reserves the right to expel guests from the apartment in these cases.
The number of people staying in the apartment is limited to the number specified in the reservation process. If the number of people exceeds the number indicated during the reservation, the tenant agrees to pay a contractual penalty of 200 PLN for each additional person per day. In case the maximum number of people is exceeded, the apartment service may also refuse to issue access codes.
If the guest intends to bring a pet, the tenant must inform Kairos Investments in advance and pay an additional fee of 100.00 PLN for the entire stay.
Smoking cigarettes, tobacco products, and other substances is strictly prohibited in the apartment. If the smell of the aforementioned products is detected, the guest will be charged a fee of 500 PLN for the apartment's ozone treatment.
Organizing parties and loud gatherings, including bachelor/bachelorette parties, is strictly prohibited in the apartment.
Kairos Investments reserves the right to collect a deposit of 400 PLN from the Tenant as security against potential property damage, missing equipment, or applicable contractual penalties. The deposit must be paid via bank transfer prior to the guest's arrival, no later than 3 days before the reservation start date. The deposit will be refunded to the Tenant in full within 7 business days after the Apartment is vacated, provided there are no grounds for deductions. The refund will be processed via bank transfer to the bank account specified by the Tenant. If the value of damages or missing items exceeds the deposit amount, the Tenant will be required to cover the difference between the deposit and the total cost of the damages incurred.
The guest is required to adhere to the rules of good neighborliness, maintain cleanliness in the apartment, staircases, and common areas of the building, and keep the rented apartment in good condition.
If the guest disturbs the peace, and a representative of Kairos Investments is called to the apartment, or the Municipal Police or Police are called for intervention, Kairos Investments has the right to immediately terminate the agreement due to the guest's fault and may charge the guest a penalty of 1000 PLN.
On the day of departure, the guest is required to allow the apartment service to inspect the condition of the apartment upon request.
The guest is fully responsible for the remote controls for the gates and access cards (if the reservation includes parking or access to common areas). Loss of remote controls or cards will be charged an additional fee of 200.00 PLN per item.
Kairos Investments is not responsible for valuable items left by the tenant in the apartment.
Kairos Investments is not responsible for power/water/heat/gas interruptions caused by factors beyond the landlord's control and not resulting from Kairos Investments' negligence.
Early departure by the guest, for reasons beyond the owners' control, does not entitle the guest to request a refund for unused services.
For matters not covered by these regulations, the provisions of the Civil Code shall apply.
The competent court for resolving any disputes is the court having jurisdiction over Kairos Investments Sp. z o.o.
